Well.... I feel a bit lucky to write an article about Spathodea Residences, as I have seen it from the very beginning to the present condition.
Spathodea Residences is situated at Colombo 05, right between the “Thimbirigasyaya Traffic Lights” and “Havelock Town Traffic Lights”, along the HighLevel Road. Few years back it it was a Huge Land with a Restaurant. But now, in 2009, the Place is fully covered with a Giant Condominium Apartment complex. YEP! That's Spathodea Residencies.
The 6 floor apartment complex has six different apartment types with different unique floor plans and features.
Also there are 48 total Apartments waiting to give life to 48 families!
Spathodea Residencies project is owned by HATTON NATIONAL BANK (HNB) of SRI LANA, a leading private commercial bank. The Developer of the project is “Sithma Development (Pvt) Ltd”, a fully fully owned subsidiary of HNB.

Before you put down your hard earned money for a luxury condominium, please check the following:
ReplyDelete1) Has the building been "registered" as a 'condominium property'? If its not, you are not dealing with a unit which can be bought or sold!
2) Has the building been issued with a 'Certificate of Conformity'? This is the most important requirement. If a COC has not been issued, you may even put your life at risk. There can be defective wiring, plumbing, and other defects that remain hidden.
3) Have you consulted an engineer? Only the trained eye of an engineer will be able to detect anything that is not quite right, even though the building outwardly appears ok.
4) Have you consulted a lawyer regarding the title of your condominium property?
These are some of the basic issues you should check before moving into a building attracted by its location, beauty of the facade or the luxury of its internal fixtures and fittings. Its better to be safe than sorry later on!

ReplyDeleteIn my experience, amenties and all of that other stuff in luxury apartments are great but when it comes down to it, it's all about location, location location. Sometimes in the past I've had some trouble finding luxury apartments in Boston with a decent location for an affordable price - but then again, the market rates here are very high across the board.
